Flipping Houses-Part 2

I hope you were able to follow along with my last post about the house that we "rehabed" while our house was being remodeled after it flooded a few years ago.

The house that I showed was not our home,

it was the one that we inherited thru a trade.

So let's continue with the story...

Along with all of the painting

(we got bids to paint only 2 rooms with high ceilings

and they wanted $3,000.00!)

and new carpet, we remodeled most of the kitchen by ourselves.

Here is a "before"picture of the lovely Kitchen.

Again: this is NOT our house.

These are the Before pictures

when we were in the acquisition stage.

What was great about the house was that it had good bones. We could see the potential.

It just needed to be updated and given some TLC.

There is Mr. Beaux measuring the door for some reason.

The cabinets and the floors were that Honey Oak that had turned Yellow with time.

Nothing structurally wrong with them, just dated and showing their age.

Here is a close-up on the Backsplash and counter tops.

The counter tops were a lovely Pepto-Bismal pink

and the tile was your standard white with the fancy black mid-line running the length of the backsplash.

The stove was the dirtiest nightmare you have ever seen. They actually had a mason jar screwed in under the stove FULL of grease and gunk. ICK!!!

I tried not to cook much until we could replace it.

The faucet was broken and there is that pink counter again.

Here you can see how the floors had yellowed

and were very dull.

This room is the Hearth room adjoining the Kitchen.

Ok, enough of this.

Are you ready for some After pictures?

Here is the After.

The biggest change you can see is the granite counters.

We replaced the Pepto pink laminate with Black Onyx granite with a square edge. We retiled the backsplash ourselves. You can see where we removed the shelf over the oven and tiled with the decorative inset. We learned a lot while we worked on this house!

We refinished the cabinets with a darker gel stain and replaced the brass hardware with satin nickel. The green on the walls was all wallpaper. That was a joy to remove! We painted SW Ivoire which is a pale yellow.

We kept the Fridge and the existing ovens but replaced the stove, dishwasher and installed a new sink and faucet. I went to the clearance section (or the scratch and dent section as I call it) to get the best prices.

This is a close-up on the backsplash. We weren't quite finished yet as you can see the outlet covers are still off and the cabinets were not stained yet. I was contemplating knobs at the time and ended up going with the nickel pulls instead.

I guess I was just over excited to even get CLOSE to being finished! We bought all of the field tiles at a dusty old Surplus Warehouse. We got a great price. The accent tiles were purchased at Home Depot. Many a night and weekend were spent at Home Depot. We rented a wet saw to cut all the tiles and we dry fit everything after laying it all out on the floor on a board to measure it first.

You can see the new sleek Thermador stove top in this picture. It was almost seemless with the counters.

The After of the Hearth Room.

We removed all of the wallpaper (so tedious),

had all of the hardwood floors resanded and stained darker, Refinished the cabinet and the mantle, and painted all the the walls and the trim.

When you are flipping a house you don't always have the luxury of a total remodel due to time constraints and budget. I feel that we created the biggest impact for the least amount of money in the shortest amount of time.

Whew, I'm tired just reliving it!

Flipping Houses- A Before and After Story

Warning! This story can get complicated at times so I hope you can follow along...

As many of you know I am an Interior Designer and a Home Stager. But what you may not know about me is that I was once part of a Builder/Designer team. My partner and I built many high end homes in the Kansas area. We had a great time designing and building fabulous homes until the home market crashed...

Not to worry though, we did OK, but we had to get creative.

On one occasion we had a home for sale in a great Subdivision that sat and sat and sat, unsold.

We finally got an offer from a couple that wanted to purchase the home but didn't want to go through the trouble of selling their home.

We ended up taking their home in trade and they paid the difference

on the "New" home.

Still with me?

It wasn't a "Bad" home, just a little neglected and dated.

So are you ready for the rest of this complicated story?

It gets better!

We "inherited" this house in December and thought "well, we can just get in and turn it around and get it on the market quickly".

On New Years Day my older boys drove home from our vacation house in Colorado

to find OUR home totally FLOODED with water everywhere!!!

It was a total disaster! (that's a whole other post)

We had to move out while they renovated our home.

Where did we move to?

Why the "inherited" house of course!

We spent every day either remodeling what we called the "rehab" house

or over at our house overseeing the renovation.

It was a tough 6 months but in the end a very happy story.

Let me share the Before and After Pictures with you and tell my story room by room.

This was the Living Room or Music Room as you enter the home.

It was painted a Navy Blue with old carpet and dated furniture.

The whole house's color story was kind of dated Jewel tones.

Here is the After.

I'm sure this furniture looks familiar. (it survived the flood)

We painted the trim Basic White and the walls SW Cocoa.

I staged it as a sitting room and kept the look minimal for resale purposes.

This is the Dining Room.

You can see that they were in the process of moving when we took these pictures.

Red walls, dated drapes with pom-poms, brass light fixture.

And After.

Doesn't this look so fresh and new?

We painted the walls a light teal blue, replaced the carpet, took down the drapes and added these silk green drapes from Tuesday Morning, and I redid the Chandelier.

Before

After I sprayed the Brass with an oil rubbed bronze spray paint I then aged it with some Old Masters paint that I had around.

I changed out the shades with some shades I found with cute fringe

at a discount store in my area.

What a great inexpensive change.

This is the Before of the Great Room.

This room sits in the middle of the house and is the first thing you see from the front door.

It was pretty lackluster and boring.

But, it had great windows and a nice raised fireplace.

In this picture you can see the front door.

The dining room is there with all the boxes and the Music room or sitting room is to the right.

And, here is the After.

Again lots of paint and new carpet.

Mr. Beaux retiled the fireplace with tiles that we bought at a discount warehouse

and we painted the fireplace surround.

The color on the walls is SW Latte.

It looks greenish in this picture but it's not really.

You can see into the Kitchen and Hearth room.

There is my wine cabinet.

You see the stairs leading up to the second floor.

I got this sectional for a steal of $700.00 and the best part was that it would fit through any doorway with the legs off.

I had plans to put it in my son's Bonus room after we sold the house.

There is a lot more to cover in this house. The rooms I've shown you really just involved paint(that we did all ourselves) and new carpet. There is a lot more "Do it Yourself" to come. I hope you will check back for part two of this Saga!
