As an Interior Designer and Certified Home Stager I give out a lot of advice.
In fact, I write up pages of advice for people getting ready to place their home on the market.
It's good advice!
Houses that I have staged or just written up staging reports for have sold in about 60 days or less.
I must be doing something right... right?
Well folks, the time has come for me to heed my own advice.
We are in the process of putting our home up for sale this Spring.
With my daughter the last one at home and a junior in High School we really need to downsize.
So, why is it so much harder for me to take my own words and put them into action?
I wish I had the answer, but, for now I am just putting one foot in front of the other
and getting each task on my long list done one project and one room at a time.
Let's start in my son's room.
For goodness sakes, he will be graduating from college this Spring!
Why does his room still look like the day he left it?
Yes, I am THAT Mom!
He pillaged the room and uses it now to store his drum set and whatever else.
The room is in need of paint to lighten it up
and some kind of color scheme to tie things all together.
And what am I supposed to do with this?
That certainly won't help to sell the house!

I came across this photo of the 2013 HGTV Showhouse guest room
while I was looking for Inspiration.
I needed a LOT of Inspiration to get started!
And a few Starbucks too!
I liked the blue tones and the lightness of it all.
It is neutral enough without being boring.
So that was my jumping off point.
My goal (as always) was not to spend very much money.
I mean why would I want to spend money on what would soon be my "old" house?
Here is the old headboard painted with ASCP in old white and Cocoa.
I removed the stickers with a putty knife (cursing my son the whole time)
and painted two coatsof the chalk paint.
I found these adorable Equestrian pillows at Target in the clearance section for $13.50 each.
The plaid pillow is a pillow case with an old belt around it.
And the rest of the bedding I already owned.
I like to use white bedding in the homes that I stage.
It keeps everything light and clean looking.
The room has been painted in Sherwin William's Patience 7555
and boy did it lighten up the room!
There's more to do and I will be sharing it all with you
as each project unfolds.
That is when I am not hitting my head and reminding myself to
HEED MY OWN ADVICE!!!

Oh- Cindy- We are doing the same thing. I used to run a staging business until the economy went belly up. I still do work for a few realtors but not as much as I used to do. It is a whole different animal doing it for yourself, though, isn't it? I am dreading/relishing the process-if that makes sense. Good luck to both of us!!! xo Diana
You'll know what to do, Cindy. It's just so emotional when it's your own. Now that we are empty nesters we are planning on downsizing in the next couple years.
Cindy, the new room color is perfect. I totally love the way you redid the headboard. I think you are coming right along with your staging, the room looks sales-worthy to me.

I went through this last year. It is heart wrenching at times. One night I announced to my hubby, "well, the house is now devoid of all personality"!!!! I meant it too. We had a stager come in and I did MOST of what she said. We painted 8 rooms!!! It was alot of work. I know you will get through it though and here's to selling FAST!!!! XO, Pinky

I'm an interior designer and certified stager and I still can't get my rental property sold. Two of my siblings are partners in the property and we disagreed on everything. The end result is a mish mash of styles. We should have hired a stager! What you have done with that room is perfect.
That looks great! I'm that mom too...my kid's rooms look the same as they did before they left for college. I probably should try to sell our place to give me the kick in the pants I need to update it!

Wow huge difference with the bed. When I was young I put star stickers on the ceiling and my mom said I could only put them up if I removed them before I left the house to go to college. Well I left for college and forgot they were up on the ceiling. My parents went to sell the house and I think she was not a fan of taking down the stickers. Whoops. Good luck putting your house on the market.

ps== next time you want to get off stickers-- slather them with mayonaisse:) fut fat not the diet kind and put some suran wrap over them to it stays wet.. leave overnite - then warm water lil soap added and wash them right off.. dunno why it works but it does...
Your makeover certainly gave the room a new look. You always have great ideas and do a fabulous job so I know it will all work out.

It looks great! For future reference, we have found that when you use a blow dryer on a low heat setting and aim it at the stickers, it heats up the sticky stuff and you can remove the stickers in an amazingly clean way. Off of wood, or glass, we've tried it on many things and it works so well!
Can't wait to see what you do! I love this home of yours, and that carpet on the stairs, I am still looking for. No one in my area sells it, so I will have to go to Seattle and see what I can find....

You’re practical, darling. =) Why spend on something that won’t be yours soon, right? For the meantime, if you have prospective buyers, you could spend the least to make the house pretty adjustable to their needs to ensure sure market. So, how is the selling going? As they say, “it's easier said than done”! It's easy to give home staging advice, but when you're exactly just about to execute, it's going to be harder than you first imagined. The great challenge for you here is how you will put all your knowledge about home staging to have yours turn out much better. Inspiration is the best source of ideas! I think your house is really nice. Being an interior designer really has it benefits, huh? Haha. Well if you think that can sell your house on your own and if you already have potential buyers, then go for it. There's a saying that goes "Strike whilst the iron is hot", right?
