Using Larger Accessories in Your Home

As you know I do a lot of Home Staging
for a Realtor friend of mine.
We were staging a home today
getting it ready for the photographer
to take his photos tomorrow.
In most of the homes that I stage I try
to use the homeowners own things.
People usually have enough things
(usually too many) that I can tweak for staging.
What I was noticing today
was how many small items this
homeowner had on hand.
My usual rule of thumb for staging
is that if it is smaller than a football
then put it away, it is too small!
Let me show you a few examples...
This is a home that I staged a few years ago.
See all of the small things on the shelves
and on the fireplace?
See the small pictures on the wall?
It just ends up looking like clutter.
Lots of clutter!
It is distracting for potential home buyers.
Unfortunately, they can't see past
all of the "stuff" to see the bones of the home.
I decluttered, and only used larger accessories
and see how much better the space looks!
Clean, light, bright!
This home sold in just a few weeks.
Here is an example in my own home.
Lots of little things...
It's a little cluttery!
I cleaned it all up used one large piece
instead for a bigger impact.
A much cleaner look.
This is another home that I staged in December.
Lots of things on the hutch that didn't relate.
Cleared off it looks a LOT better.
This is the kitchen dining area in the same home.
Again, lots of little things that didn't relate.
Really guys, I don't make this stuff up!
This is the way it was when I got there.
And After...
The moral of the story is
"Don't be afraid to bring large
accessories into your home"
whether you are
selling or just refreshing your space.

The impact will be HUGE!

Until Next Time,
Beaux R'eves

  2. Great job, Cindy. I worked for three reactors doing staging when the markets were hot a few years ago. I LOVED it!!! My motto about keeping (or tossing--really storing) was When in doubt-toss it out. lol It is hard for people to see their own things objectively, isn't it? You did a really great job there. It looks much fresher and LARGER with all the putzy stuff gone. Love it! xo Diana

  3. Never heard the smaller than a baseball rule, but you can bet I will be removing all the small stuff soon.

  4. Even though I did home staging for a living, it creeps up in my house all the time. What a great job you did of making those rooms looks spacious and airy!

  6. I really like what you've done. What looks good to us in our home may not look good to a potential buyer. Great advice!

  8. I so agree, Noone thinks about scale, it seems. But even in a smaller room, large accessories are usually better. Small things just clutter up the space.

  9. Cindy: I, also used to do "staging" and redesign work and you are so right, everyone has waaaaay too much stuff! I used to tell clients to pack away the "maybe's" and put in garage or basement. If they absolutely needed it back after 6 months they still had it available. (Most of them told me they got rid of that stuff before 6 months since they loved their new "decluttered" look!)
I love all your examples including your own home. Could you share where you got the round table by the couch in your home?
Thank you for your inspiring blog posts.

  13. I have lots of big items. Problem is, I have lots of small ones too. Your staging really does make all the difference as it gives the prospective buyer a chance to think what he/she could do with the space!

  14. What a difference your pro advice in staging has made things for them - wow - impact, bam!

However......that tiny dining table in front of the fireplace on last pic is screaming for a rug under it to anchor it. It looks too little without one, trifle even. Just my fitty cent' worth. : - )

    Well done, ma'am!
